When can a Dubai landlord evict me?

A Dubai landlord can seek eviction in two distinct ways:

Eviction during the contract term. Permitted only on the specific grounds in Article 25 of Dubai Law 26/2007 (as amended) [1]: failure to pay rent within 30 days of a written notice, unauthorised subletting, illegal use of the property, or property abandonment for over 30 days without justification.

Eviction at the end of the contract term. The landlord must give at least 12 months' written notice via notary public or registered mail [2], and may only do so for one of the limited grounds: the landlord (or first-degree relative) wants to occupy the property, a major sale of the property, or major refurbishment requiring vacancy.

Verbal notices, WhatsApp messages, or unregistered emails do not satisfy the notice requirement.

If you receive an eviction notice you believe is invalid, file a case at the Rental Disputes Centre (RDC) within the time limits. RDC decisions are enforceable; appeals are available within set deadlines.
